Merrow Wood have over 50 years of experience working for and being an integral part of some of the most successful house builders Such as The Berkeley Group, Banner Homes Group, CALA and Legal & General.

This experience was gained in positions from Land & Planning Directorships through to Managing Director Level and Group Land Director level roles. 

We have experience of schemes ranging from 5 to 600 homes with houses priced from starter homes all the way up to £5m executive homes. We also have an in-depth knowledge of Affordable Housing negotiation, provision and delivery.

We operate across the South East With Particular focus upon Sussex, Surrey, Hampshire, Berkshire and Thames Valley, as well as Kent and South London Boroughs.

HOW IS MERROW WOOD DIFFERENT FROM ITS COMPETITORS?

Unlike many property developers we work collaboratively and in partnership with the land owner promoting their land for residential development. All our contracts are focused upon increasing and optimising land value creating maximum value for the benefit of land owner and therefore our own financial interest. Therefore both parties as a team are striving for the same end result of maximising land value in the shortest possible time frame.

We make no secret of the fact we are a promotional business and in so being share and have the same desires as the land owners to maximise the value of their land asset. 

HOW WILL MERROW WOOD MAXIMISE THE VALUE OF MY LAND?

We are experts in residential development, have 1st hand experience of what allows house builders to drive margin and create greater land values. This is key to our success and the success will be reflected in the land owners achieved value.

 

We focus on good design, optimised market led house types thoroughly researched and designed to drive and add value. Importantly we also look to minimise costs, reduce and eliminate predevelopment and onerous planning conditions, remove barriers to development as so ensuring an early and unfettered land sale.

 

Great attention is also paid to emerging trends in home ownership and affordable housing tenures and so our developments are always focused upon what tomorrows demand is likely to be.

HOW WILL MERROW WOOD OPTIMISE THE SALE OF MY LAND ONCE A PLANNING PERMISSION IS OBTAINED?

Utilising our extensive contacts we would market the site widely allowing any interested party to make an offer to purchase. Our experience in buying land with planning permission allows us to fully analyse the offers received, to quickly establish those who have undertaken thorough due diligence and so recommend the best offer and party to sell to. 

Similarly our experience in development and importantly the costs of development means we are also able to remove, deal with and mitigate costs and abnormal issues and questions that will impact the buyers financial appraisals. Also before marketing we will establish the best value solutions to inherent land value detractors such as affordable housing assumptions, site remediation, utility services, drainage, flooding and ground conditions.

The result of this approach is a range of offers to purchase the land which we know are based upon sound and optimised value and cost assumptions allowing the best land price to be delivered.
